Norup + Wilson set out to create something different for Scarborough: a coastal address that felt connected to its place and built with intent. Their goal was a boutique apartment building that captured the drama of the ocean while standing up to the realities of a marine climate. The opportunity was to design for both lifestyle and innovation, where every decision adds value over time.

We answered with a low-rise building shaped by its coastal setting. Each apartment opens to sweeping ocean views while staying protected from the wind. Passive solar design, cross-ventilation and deep slab overhangs keep energy use low. Hydrophobic coatings and corrosion-resistant detailing extend the building’s life, supported by smart systems including biometric entry, EV-ready parking and power-regenerating lifts. With direct beach access, The Beach Shack connects home and horizon, proving that design with clarity and purpose can create a more enduring kind of coastal living.
